Services

Construction estimating services built around your scope.

From quantity takeoffs to bid-ready cost estimates, choose the support your project actually needs.

Four ways to work with us

The first three build on each other: measured quantities, then costs, then your markup. A preliminary estimate is the rough early version for projects without full drawings.

Quantity takeoff

Measurements only, you do the pricing

Starts from
Your drawing set, with quantities split by trade and division.
How far it goes
Quantities only, no pricing
Good fit for
Subcontractors who price with their own crew rates and supplier numbers.
Deliverable
Measured areas, volumes, lengths, and counts, organized by trade and division.

Detailed estimate

The takeoff, fully priced

Starts from
A full set: architectural, structural, and MEP drawings with specifications.
How far it goes
Full cost, before your markup
Good fit for
Final budgets, lender and owner reviews, and tracking cost during the build.
Deliverable
Each item quantified and priced for material, labor, equipment, and waste.

Bid estimate

The priced estimate, ready to submit

Starts from
The full bid package, addenda, and your submission requirements.
How far it goes
Full cost plus overhead and profit
Good fit for
Contractors submitting on public or private projects.
Deliverable
Final pricing with overhead and profit applied, laid out to drop into your proposal.

Preliminary estimate

An early budget, before full drawings exist

Starts from
Early design: a program, sketches, or schematic drawings.
How far it goes
Rough budget, typically within ±20% to ±40%
Good fit for
Checking whether a project pencils out and setting a starting budget.
Deliverable
A budget broken down by building system, with assumptions listed.

Who we work with

General contractors

Whole-project estimates, or backup on the divisions your team can't get to.

Specialty subcontractors

Takeoffs and pricing focused on your trade and scope.

Owners and developers

Budget checks while the design is still moving.

Architects and engineers

Cost comparisons between design options to keep drawings on budget.

Three deliverables on every project

Each project ships with three pieces, so you can verify the work before a bid goes out under your company's name.

Excel bid sheet

Materials, labor hours, equipment, and waste allowances, itemized with the sheet reference and CSI code. Built to paste into your proposal, or mapped into your own spreadsheet.

Color-coded PDF markups

Your drawings returned with each scope traced in its own color. When the sheet lists 168 LF of partitions, the PDF shows exactly which walls make up that number.

RFI log

Gaps and conflicts found in the documents, tied to a sheet and room, with the assumption we priced. You see them early enough to ask the design team before bids close.

RFI-01A-501, Room 105The lab ceiling isn't on the finish schedule, and exam rooms 102 to 104 call for ACT. Should the lab get washable vinyl-faced tile? Priced as standard 2' × 4' ACT.Open
RFI-02S-101, detail 2/S-301General notes show the perimeter footing 12" deep, and detail 2 shows 16". Which governs? Priced at 12" per the notes.Open

Measured the way your trade bids

Each trade gets its own takeoff in the units it's bought and bid in. A full-project estimate is those trade totals added together.

Sitework & excavation

CSI Divisions 31 Earthwork, 32 Exterior Improvements, 33 Utilities

The first crews on site. We measure clearing, earthwork, trenches, and buried utilities from your civil sheets.

Quantities we take off

  • Excavation and fill balances in cubic yards
  • Trench and utility line lengths in linear feet
  • Asphalt and site concrete paving in square feet
  • Fine grading, aggregate base, and backfill

Vocabulary

Cut and fill, mass excavation, grading, utility trenching, haul-off

Hand off the earthwork math and put those hours into chasing more site packages.

Other scopes we take on: elevators, fencing, landscaping, piling, plaster, glass and glazing, flooring, paint and wallcovering, sheet metal, welding, process and site piping, and mechanical insulation.
